Historic Tax Credit Consulting
Historic tax credits are a financial incentive program on both the federal and state levels. As an effective investment strategy to reuse historic buildings, it is one of the nationa’as most successful and cost-effective community revitalization programs. Based on the Secretary of the Interior’s Standards for Rehabilitation, the structures and tax benefits range depending on if its a residential or commercial rehab. The tax credit projects in the Calhoun Preservation portfolio represent millions of construction activity around the Gulf Coast and includes a broad spectrum of projects — commercial, institutional, industrial and residential buildings in big cities and in small towns. They range from the $70,000 renovation of a historic shotgun residence to the rehabilitation of a 21-story office building in Texas.
National Register Nominations
The National Register of Historic Places (NR) is the nation’s highest distinction in recognizing significant historic buildings, structures, objects and sites. Designed to be a honorary designation, the nomination has no design restrictions. Instead, it provides property owners access to financial incentives (such as tax credits and grants) and that promote preservation efforts. Such nominations offer direction to planners targeting economic development incentives or guiding new development. Nominations are open to individual buildings, groups of buildings, landmarks and districts. Calhoun Preservation has experience in the nomination process of individual properties, historic districts, and group building submissions. This program offers a higher understanding of architectural stock and cultural heritage.
Historic Building/District Surveys
Calhoun Preservation has inventoried and documented the current state of historic and non-historic buildings on a variety of scales, from a few blocks in downtown to massive districts covering thousands of buildings. Some surveys have looked at geographical clusters of resources (such as a downtown commercial district or a residential neighborhood), while others studied resources linked by a common theme (such as theaters). Surveys end up telling us more about our local history and how the architectural fabric reflects its change over time.
Property Information Packets
Mostly useful for real estate professionals or interested building owners, property information packets offer a level of understanding to properties that identifies key factors of real estate purchasing. Information in these packets include the real estate, movables, inventory of accessory buildings, history of property, ownership chronology, zoning, building restrictions and other pertinent information. Calhoun Preservation has developed packets ranging from French Quarter shotguns to Natchez antebellum plantations. A thorough real estate dissection creates easier transactions and clearer representation of historic or non-historic properties.
Historic Building Documentation
In some occurances, historic buildings are not able to be saved, however, that does not mean that historic preservation methods cannot be implemented. Documenting a structure through a variety of mapping and image-collecting methods give the future generations reference to the historic built environment. Before demolition, relocation or high impacts to the architectural integrity, Calhoun Preservation is prepared to document the building to ensure that key information is collected about its appearance, construction and history. Reports prepared for the Historic American Buildings Survey or the Historic American Engineering Record are archived in the Library of Congress. Other documentation reports are maintained by the State Historic Preservation Office.
